Create a free Porcher account, add the property, and start a screening from the Applications section — share an application link or use Manual Screening if you already have someone in mind. Porcher runs the credit, criminal, eviction, and identity checks and returns a full report, usually within minutes to a couple of days.

How do tenants complete their background check?

After your tenant submits an application (or you start a Manual Screening) and the $50 screening fee is paid, they get an email from Checkr, Porcher's background check partner. They answer a few quick questions, then upload a photo of their government ID and take a live selfie to verify their identity — most applicants finish in well under 10 minutes.

How much does a tenant background check cost?

A Porcher screening costs a flat $50 per applicant, and by default the applicant pays it — not the landlord. If you use Manual Screening, you can choose to pay the fee yourself instead.

Porcher's credit report includes a FICO-style credit score, number of open accounts, average account age, credit utilization, on-time payment rate, and any collections, charge-offs, or bankruptcies — the same data you'd expect from a major credit bureau, summarized for a rental decision.

What's the fastest way to screen a tenant?

An Application Link is usually fastest — share it with your applicant, they pay the $50 fee themselves, fill out the application, and Checkr emails them directly to finish the background check. If you'd rather not wait on them to start, use Manual Screening instead: add their email address, pay the $50 fee yourself, and Checkr still emails them to complete their side of the check.
